This is another area where the agent earns her commission.  Your best bet is to leave this job completely to the agent and not be present when a prospective buyer comes by to see your home.  Go out for a long drive or use the time to start checking out homes you might want to bid on.  If you happen to be at home, try to be as invisible as possible.  You don’t want to be drawn into a conversation with the buyer that tips your hand too much.  For example, your might offer up the seemingly innocuous tidbit that you and your family have been happy in the house for the past 20 years.  A sharp shopper will store that information away; when he makes a bid he will know that you’ve got a lot of years of appreciation and may be more amenable to reducing the price than someone who bought three years ago at the market top.  Similarly, you don’t want to let on that you have to sell the house within a few weeks.  If you do, the buyer may decide you’re desperate and then make you a lowball offer.  While all market-wise home shoppers will ask their agent for this information, you at least want to make sure that they ask rather than have it volunteered to them.

If you are present and a buyer makes an oral bid, do not show any emotion.  Simply tell the buyer you will consider any written bid.  Once you have a written bid, your agent and your lawyer can review the offer.
